The number one thing I tell students is that you don't have to have prior knowledge or experience. The key is to have attention to detail and desire to work for yourself. This means you can't overlook that brown stain in the ceiling or fail to test the dishwasher or even flush the toilet upstairs or open at least one window per bedroom when inspecting. The book is needed for the state exam not my course!
If you are enrolling in the course, please retain the book: "Principles of Home Inspection: Systems & Standards"by Carson Donlap (Dearbourne Publishing) 2003 First addition. Also there is a second and third addition that works as well. You can find this by google, amazon, ebay and a few other places. Most book stores don't sell it. (average price should be under $80.00)

The exam is a 100 question multiple choice exam and you need 70% to pass. Exam fee is $75 if you do one portion at the exams. If you take both the fee is $90. It's best to take both at the same time. The home inspector's exam is 100 question exam and you need 70% to pass as well. There are certain items that are open book on this exam however the "Principles of Home Inspection: Systems & Standards" book is not used in the inspector's exam.
